1. Board Member Appointment

2. Neighborhood Ride-Around
– Scheduled to occur Monday, May 19 at 6:30 PM.
– Purpose: Inspect properties for issues such as:
– Overgrown shrubs
– Unpainted or damaged home exteriors
– Fence disrepair
– Debris or junk in yards
– Trees growing into houses
– Abandoned visible appliances or furniture in driveways
Action Item:
– Confirm ride-around schedule and communicate to all board members.
3. Fence Dispute at 2783 Cotton Bay
– A homeowner raised concerns about a neighbor’s rebuilt fence post-hurricane, claiming it violates the covenant requiring the “finished side” to face outward.
– Board determined enforcement of interior-facing fences is impractical due to:
– Unclear property lines
– Equal visual impact regardless of direction
– Impracticality of enforcement or mandatory surveys
– A formal response was drafted and sent, stating:
– The board’s position remains unchanged.
– The homeowner is welcome to pay for a boundary survey and pursue civil action if needed.
– Visual impact remains the same even if the homeowner builds their own fence in compliance.
Action Item:
– Final response email was sent; no further action unless new evidence or survey is submitted.
4. Dues & Delinquencies
– $3,000 in current unpaid dues
– $5,000+ in historical unpaid dues (fines/liens)
– Total of 17 delinquent homes, mostly located in Timber Creek

– Send late notices to delinquent homeowners.
– If no response within 60–90 days, accounts to be turned over to HOA attorney.
5. Annual Community Meeting & Notices
– Annual meeting scheduled for May 6 at 5:30 PM
– Newsletter to include:
– Easter event recap
– Notice of upcoming board elections
– Ride-around reminder
– Will be distributed via email and Facebook.
– Physical mailing may be skipped if digital notice is deemed sufficient.
Action Items:
– Draft and send community newsletter by April 20
– Confirm whether mailing is necessary per HOA bylaws.
6. Financial Summary
– $29,000 spent on community improvements to date (including site surveys, dirt ill, playground equipment)
– Playground investment has improved average property values and safety
